A Few Things Buyers Must Know
to Buy Land:

Zoning. Some parcels can be
divided, others cannot and these various forms of
zoning restrict the use of a parcel, but also help
determine the value of a parcel. We understand
zoning and stay on top of zoning changes and trends.

Access. Just because a parcel is
on the road or has a nice driveway leading up to it
does not mean it has legal access. Landlocked
properties exist. We help Buyers and Sellers do
their homework so access issues are resolved.

Financing. Some people believe
that land purchases are a cash-only prospect, but
that’s not true. Land can be financed, and there are
many competent lenders and loan products available.

Tax Designations. This one can
be a doozy. From Open Space, to Agricultural to
Senior exemptions, there are some interesting tax
designations on real estate, and some of them can
cost a Buyer a bundle, while others will save you
lot of money. We help Buyers understand Tax
Designations.

Corners & Fences & Property
Lines, oh my. When you see a nice long fence and
think “Hmm, there’s the property line” you are only
half-right. A fence may denote a line, but not
always a property line. This is a tricky aspect of
buying land. Experts designate property lines,
fences and streams, and tree lines do not.
